Assistant Manager – Retail Leasing
Job Description
Our client, a well-known retail and asset management company is currently looking for an Assistant Manager - Retail Leasing to support the Leasing Manager in achieving business targets relating to leasing of properties by developing and implementing an effective leasing strategy aimed at generating interest amongst prospective tenants and converting the same into Lease Agreements. He will also be responsible for compliance with requirement of relevant Government bodies in relation to Leasing Matters.
Job Responsibilities:
• Implement the market strategy and pursue prospective tenants to translate their interest into Lease Agreements
• Monitor Lease Expiry dates. Ensure that Lease Renewals are dispatched in timely fashion
• Ensure that the Renewals are retrieved before the Lease Expiry date
• Monitor the Rent recovery in case of New Leases and renewals.
• Carry out due diligence for prospective tenants to minimize possibility of default, over occupancy, abuse of property etc.
• Propose strategies for further developing leasing business, with the objective of providing relevant market information to support business decisions by the management team.
• Review achievement of occupancy and revenue levels versus budgeted figures on a regular basis so to track performance, and in case of negative deviation examine the reasons and take corrective measures, to bring it back on target.
• Carry out market research on competitors pricing policy, property's specifications and architectural difference so as to enable the company to review its own property vis a vis property specification, ratio of unit sizes available, pricing policy and rental trends so as to effect changes / adjustments that best reflect market trends and demands, and positions company property most effectively against competing properties.
• Review the Vacancy report and present to the management with a marketing Plan
• Design a strategy to change the existing company image on internet and come up with effective marketing Plan.
Skills
Qualifications:
• A degree in any discipline from a recognized university with at least 5 years of experience in leasing retail/commercial/shopping centres with a reputed real estate company.
• Minimum 5 years of experience in leading a team of leasing representatives towards achievement of business targets.
• Proficient in setting-up and executing leasing targets with the help of historic figures, economic patterns and demographic dictates in alignment with finance and retail objectives.
• Excellent knowledge of the total gamut of the international retail brands and exceptional relationship with the decision makers of the major retail groups / brand holders / Executives in the Middle East.
• Capable of preparing the layout and draft outline of the retail facility with the purpose of maximizing the rental income and asset value of the project.
