Leasing & Retail Manager

Reporting to: Director of Marketing & Sales (DMS)

Job Objective: To ensure adequate and effective support is available to Lease out and Rent out all the required assets/property units with maximum efficiency, accuracy and expediency.

Key Responsibilities:
• Ensure achievement of performance against leasing targets. Review the progress of the same, with direct reports on a daily, weekly and monthly basis.
• Review the yearly Retail division plan and prepare the merchandising plan for the retail precincts. Prepare and execute, along with senior management, the strategy for the various retail precincts in accordance with the master merchandise plan.
• Ensure the successful leasing of retail and food and beverage outlets, in line with the commercial terms set out in the leasing budget, as well as the predetermined strategy.
• Ensure that the merchandising mix of tenants achieves the positioning of the project as a premier international destination for retail, F&B and leisure activity.
• Ensure that the leasing policy is strictly adhered to at all times.
• Perform and ascertain market intelligence in order to gain information that would lead to maximizing the mix and quality of the tenant representation within the project.
• Maintain strong relationships with tenants and trading houses in order to facilitate the addition of their concepts as part of the master strategy and to build and maintain relationships.
• Represent the company in the highest professional and ethical manner at all times.
• Assemble and update charts and diagrams, with regard to the Merchandising mix associated with the individual precincts.
• Create tenant profiles and accurate databases for each tenant category so as to facilitate information retrieval and ensure a proper follow-up.
• Assist the director in the negotiation and closure of individual leasing transactions. This involves a complete and detailed knowledge of the leasing contract and associated technical exhibits (construction exhibit, tenant criteria).
• Conduct presentations and site visits for prospective tenants in order to promote TPQ as a unique retail destination.
• Contribute to the team through inputs at various workshops related to leasing strategy, merchandising mix, tenant adjacency, precinct, tenant layering, and tenant bundling as well as issues associated with related design impacts.
• Co-ordinate with other relevant departments regarding changes in design and implications on retail outlets.
• Work with the tenant coordination team in transitioning from executed contracts through to the handover of tenant spaces and commencement of fit out, through to trading.
• Manage the Retail Leasing team on leasing transactions, follow-up on transactions and support the team in concluding deals. Interact with team on a daily basis through formal catch-up sessions to maintain the momentum of the leasing process.
